Cottage with full planning permission for refurbishment to be auctioned next week with low guide price

A Grade II listed cottage with full planning permission for a "sympathetic refurbishment and substantial extension" will go under the hammer next week.

Lane End Cottage in Plassey near Oswestry will be sold at public auction next Friday with a low guide price of £100,000.

The "interesting" half-timbered property offered by Halls boasts planning permission for a full refurbishment, gardens and land extending to half an acre, and is located in a private, rural location.

The listing states that potential owners have the chance to create a "first-class" country property. The cottage will be sold at Halls Holdings House in Battlefield, Shrewsbury at 3 pm on Friday, November 29.

The cottage is believed to have been constructed in the late 18th or early 19th-century, but is now in a "state of disrepair". 

The listing says: "Lane End Cottage is a most interesting period, one up one down, brick and half timbered former cottage with full planning permission and listed building consent for a sympathetic refurbishment and substantial extension, with gardens and land extending to around 0.5 of an acre situated in a rural location in an area known as Plassey.

"The property is approached via a short private track and is Grade ll Listed as a 'squatter cottage' of possibly late 18th or early 19th century construction which has now fallen into a state of disrepair.

"Full Planning Permission and Listing Building Consent has been approved for a well thought-out and sympathetic refurbishment including a single storey extension designed in a respectful but contemporary style accessed from the existing dwelling through the use of a single storey link.

"The approved plans include a Snug, Shower Room, Cloakroom and first floor Bedroom within the existing cottage, leading through to a single storey extension including an open plan Kitchen, Dining and Sitting Room, together with one Bedroom and a Bathroom.

"The approved plans are impressive and the completed dwelling will, no doubt, provide a first class country property set in spacious gardens and grounds, extending, in all, to around 0.5 of an acre with views south west towards The Breiddens/Meadow Town and Nesscliffe to the east.
