Gator Lubricants Ltd, based at Wem Business Park in New Street, Wem, will be allowed to construct a new commercial building, split into three units.

This, its agent Peter Richards & Co. says, is because there is a local demand for small units suitable for storage purposes.

“The proposed units will afford modest-sized units for the storage and distribution of small-scale products,” reads a design and access statement.

“It is anticipated that the site will typically be accessed and serviced by light-good vehicles with only occasional HGV visits.

“Usage of the site will be managed via on hours of operation condition.

“It is anticipated that the subject proposal will not cause undue impact on the surrounding properties. The use is consistent with the existing use of the site, and the neighbouring commercial uses.

“All traffic visiting the site will be accessed from the east via the internal road serving the established business park.

“The site layout has sufficient parking and turning space to allow vehicles to enter and exit in a forward gear.”

An electric charging point and cycle storage is also part of the plans, with the highways department at Shropshire Council not raising any objections.

“This development will support local businesses, whilst improving the stock of appropriate commercial space in a sustainable location,” adds the statement.

“Provision of suitable safeguarding measures including hours of operation is acknowledged. Located on a dedicated employment site, the development is compliant with local planning policy.”

Planners approved the scheme subject to conditions being met.
