Mr Paul Bostock has applied for permission to replace a balcony and erect an extension at 8 Rock House Court in Llandrindod Wells.
In his application he said the removal of the existing balcony would be at the rear of the house. It is made from timber frame and decking materials which have rotted out and become dangerous.
He wishes to replace it with a new balcony made from improved materials on the existing footprint and make use of the space beneath the balcony to create a glassed in 'sun room' which will be a habitable room and an extension to the house.
He said access to the sun room will be a walk through from three doors and there will be two sliding glass doors to the sides of the sun room giving access to the garden and one standard door giving access to and from the house into the lower ground hallway.
Mr Bostock said the existing timber balcony has rotted out and is falling down and there is no alteration to the house

Members considered the plan at a recent meeting. Councillor Sian Meredudd said: “I don’t see any difficulties with this. It does not impinge on the road or anything so I propose that we recommend approval.”
Councillor Chris Owen (Blue) agreed and said; “It seems like they have done a pretty thorough job and it looks like a great idea to stick a sun room under there and it should be lovely.”
Members agreed to recommend approval of the plan which will be decided by Powys County Council by February 10.
The council also considered a separate plan to fell six large ash trees at 5 Rock House Court.
Councillor Wade Curzon said: “ I propose we raise no objection to this. Ash Die Back is a thing we have to live with so there is no choice.”
Councillor Meredudd agreed and said: “We can’t object to it.”
Members agreed to recommend approval of the tree felling plan too.
