Outline planning permission is being sought for a plot of land south of the B5069 in the village of St Martins, near Oswestry.
The land is currently owned by the Brynkinalt Estate, and was identified for housing development for around 60 dwellings in the emerging Shropshire Local Plan.
The nine-acre plot of agricultural land lies sits at the south-western end of the village, between the Oak Drive estate and the top of Moors Bank.
A pre-application submission in May last year suggested 71 dwellings could be built on the site, but the number has now been reduced to 62 - in line with the figure identified in the emerging local plan.
The proposal states the development would include a mix of house types including two, three and four-bedroom homes. Six of the two-bedroom homes would be available for 'social, affordable or intermediate rent' while two of the two-bedroom homes would be made available for 'affordable home ownership'.
The application states: "The masterplan has been presented to a meeting of St Martins Parish Council for informal comment on December 12 where councillors asked questions and raised a number of points reflecting local knowledge and community expectations.
"These points have been taken into consideration through the scheme design and information supporting this proposal.
"Overall the layout will include a mix of house types including two, three and four-bedroom homes both single and two-storey. This range of property types proved popular and has received favourable comment from the parish council."
The application also states that the two planned areas of public open space have been reconfigured "to provide more of it", which "will provide meaningful amenity space for the future residents".
Each property would have access to at least two parking spaces, with some properties having garaging. To "significantly reduce the dominance of vehicles", parking at the front of the properties would be divided by hedgerows.
A consultation period for the proposal is currently underway and is open to comments until March 6. The full plans are available to view online at Shropshire Council's planning portal using reference number: 25/00361/OUT
