The Priorslee East development expansion site will be more than one third green space and include a sports area, a local centre, and an area dubbed Central Park.
Outline planning consent for up to 1,100 new homes was granted by Telford & Wrekin Council in October 2016 and the site between Castle Farm Way and the A5 is being developed in phases.
Developers have to submit 'reserved matters' applications with proposals as they seek to fill in the details of outline applications. Council planning officers are normally given delegated power to pass or fail such submissions.
Miller Homes and its agent Geoff Perry Associates have now submitted detailed landscape proposals in an application that has just been verified by the borough council. It is now out for a period of consultation.
The documents reveal that so-called Central Park will be the most southern of three key green site-wide spaces.
The plans set out details of the trees and shrubs being used and the planting methods to be in line with a design code that has been set out for the area.
“Central Park ‘will include circuitous walking routes and natural play spaces incorporating the use of natural sourced equipment and or trim trails'."
If approved, it will keep views across the park and keep a slope from east to west and it is hoped that it will be an “attractive area to walk, play or relax whilst advantageous to using the natural sloping topography to create a unique view for residents".
It will also have informal areas to play and relax for all ages while a natural slope will “create a memorable place”, say the documents.
It lays out the design of pathways near a new primary school and development at Lake View Walk character area.
“Furniture such as timber benches provide places to meet and relax along these routes,” the documents read.
“These walking routes and a natural open flowering meadow are situated to a middle tier of created topography which is surrounded by a landscape bunding to the south and north utilising meadow grass, enclosed by native areas of shrub planting.”
It adds that formal play spaces will be provided to the Castle Village sports hub area and there will be areas that “cater for natural play”.
Play equipment will be all natural sourced timber and although there is a set of swings included, all other equipment is low-key.
The use of regularly placed boulders will "aid in creating a natural environment space".
“The area of play is situated to a created sunken depression to the ground with a landscape bund surrounding the space with semi-mature trees.”
The documents conclude that there are several future uses proposed to this part of the site including a mixed-use 'local centre', retirement village apartments and residential building types which may include apartments or dwellings.
The application is out for consultation on the Telford & Wrekin Council planning portal with the reference TWC/2025/0025.
